The read

Cipher Digital's (formerly Cipher Mining) Black Pearl campus near Wink, Texas, converted from bitcoin mining to AI and HPC hosting for Amazon Web Services. Amazon Data Services leases about 300 MW of gross capacity, 216 MW of it critical IT load under contract, on a 15-year triple-net lease (about 5.5 billion dollars) with three optional five-year extensions, signed 3 November 2025. Cipher's investor exhibit lists five construction subphases, with the first data hall (35 MW IT) and a network hall (15 MW IT) rack-ready by 30 September 2026 and Data Hall 4 (81 MW IT) by 28 February 2027; an August 2026 report says rent commenced in early August 2026, first-phase halls are still being finished and the second phase is under construction. Air-cooled and liquid-cooled racks are planned. Cipher does not state a GPU model or count; AWS owns the compute. Cipher is recorded as operator. The tier is reported. It has never submitted an HPL result.
