The read

Applied Digital's second North Dakota AI factory, a two-building campus near Harwood in Cass County. Applied Digital signed an approximately 15-year take-or-pay lease with a US investment-grade hyperscaler (unnamed) for 200 MW of critical IT load on 22 October 2025, worth about 5 billion dollars of prospective lease revenue, and funded it with a 2.15 billion dollar senior secured notes offering. Groundbreaking was 18 August 2025, with initial capacity anticipated in calendar 2026 and full capacity by early 2027; the company's July 2026 results still list the campus as under construction and give no ready-for-service date. Because the tenant is not named, Applied Digital is recorded as operator. Both sources are Applied Digital's own, so the tier is reported. Power is from Cass County Electric Cooperative per trade press. It has never submitted an HPL result.
